Surveying, or land surveying, is the technique and science of accurately determining the terrestrial or three-dimensional space position of points and the distances and angles between them. These points are usually on the surface of the Earth, and are often used to establish land maps and boundaries for ownership or governmental purposes.

Why do I need a survey?

The largest investment most people make is their home or land. Each landowner should have a survey completed of their property to insure they are buying and getting what they believe they are. All landowners also should know where their property boundaries lie in order to protect their property from encroachments and trespassing. Too often, people opt out of the option for a survey and end up with legal and/or personal issues.

What type of survey do I need?

There are many reasons you may need a survey. Talk with your surveyor about your needs, and they will be able to help you determine what type of survey is needed. This could include:

• Boundary surveys: Our basic boundary survey easily meets Georgia minimum standard requirements and is the most common survey required by lenders and mortgage companies. This survey can also be used for selling property or when purchasing property.
• ALTA and NSPS land title surveys: These are primarily used in commercial land purchases and acquisition, as well as high-end residential land development.
• Topographic and tree surveys: This survey describes the topography of your land to identify possible building sites or to help you resolve drainage problems.
• As-built surveys: These verify that your residential construction or improvements are in compliance with civil design plans and with local regulations, helping you obtain a Certificate of Occupancy.
• Wetland surveys: In coordination with professional environmentalists, we are able to define and map wetland delineation lines that establish the existence and physical limits of a wetland for the purposes of federal, state and local regulations.
